PROJECT DESCRIPTION

The Moulton Niguel Water District is currently operating within an infrastructure that combines approximately 40,000sf of buildings with over 100 employees on two separate non-contiguous sites. One site contains the 11,600sf Main Office, serving as the administrative headquarters. The second site contains the operations facilities including the operations offices, warehouse, and maintenance shops, that overall encompasses 28,000sf of enclosed space.


Most of the existing structures were constructed nearly 40 years ago and have become increasingly inefficient and maintenance intensive, as well as over capacity. To better serve the public, the district is seeking ways to meet operational needs, improve productivity, and provide safe and adequate work space for District staff. Our assessment offered a trajectory for long term cost effective solutions to optimize MNWD facilities for an improved working environment for personnel and customers alike.


The objective of the assessment analysis and report was to quantify programmatic needs and determine which overall scheme would be most probable, and/or attainable to continue to take the project into further design, entitlement, and eventually construction based on programmatic space needs. Estimated costs for scenarios were provided as a part of the needs assessment report.
